Ways to Save on Your Closing Costs

I don’t know anyone who wouldn’t want to save money where and when they can. We clip coupons, sign up for store memberships, watch for sales and who doesn’t take advantage of Black Friday and Boxing Day events?

 

So, with the cost of real estate continuing to go up, it’s no wonder buyers are looking for ways to save on their real estate purchases. The negotiation between a buyer and a seller on the purchase price is where some initial savings can happen but what about all the associated costs to these deals?

 

Closings costs (legal fees, taxes, inspection fees, insurance, etc.) can add up quickly so here are some tips on how to reduce these:  

·       Comparison shop lenders. In addition to shopping for the best interest rate, ask about incentives they offer for choosing to borrow with them (i.e. waiving fees). For vendor fees that you do have to cover (survey, title search, title insurance), inquiry about the costs and compare that to other vendors to ensure you’re getting the best price.

·       Shop around for different real estate lawyers. While disbursement costs are usually fixed, other service fees can vary, and some firms offer a flat rate fee to cover everything.

·       Always get 2 or more home insurance quotes.

·       If a property has been on the market for some time, the seller might be willing to cover some of the closing costs. Remember, everything is negotiable!

·       Choose a closing date at the end of the month to reduce the amount of interest applied before the first mortgage payment.

·       Investigate available government incentive programs, particularly for first-time home buyers and seniors.

Beyond reducing the financial impact to you, doing some research in advance so that you understand what you’ll be required to pay just before possession will allow you to budget appropriately, increase your chances of getting a mortgage approval, negotiate confidently and avoid any surprise expenses!
